  • Title Insurance

    Title insurance helps protect your investment from unforeseeable title problems. Lenders often require title insurance to protect their mortgage interest in the property. Owners can also buy insurance that will protect their ownership interest, for as long as they own the property.

    Title insurance helps protect you from defects to the title that may not be discoverable, such as:

    • Forgery of documents
    • Fraud in execution of documents
    • Undue influence or mental incapacity of the grantor of a deed
    • False impression of an owner or confusion from same or similar names
    • Unconveyed interests of a missing spouse or undisclosed heirs
    • Errors in surveys or legal descriptions
    • Unsatisfied claims not shown on the record
    • Deeds executed under an expired or false power of attorney
    • Incorrect indexing of the County land records
    • Clerical errors in recording of legal documents

  • Title Search / Title Exam

    A title search or title exam is where a title searcher exams the county records to check who the current owners are, what liens or title defects might apply to the property, and produces a title opinion letter or title commitment, in case title insurance is requested, disclosing the state of the title to the real property.

    A title exam is important because it ensures that liens and title defects are disclosed to the buyer or lender, so that they can be cleared by the time of closing.

    We regularly complete title searches in Maysville, Mason County; Flemingsburg, Fleming County; Vanceburg, Lewis County; Mount Olivet, Robertson County; Lexington, Fayette County; and other counties throughout the State of Kentucky. Check out our Service Area for more or contact us.

  • Closings

    Your closing is where the deed; mortgage and note, if a lender is involved; settlement statements or closing disclosures; and other required documents are signed to effectuate the purchase and transfer of the real property.

    There are many benefits to having a title company assist with your closing. We will normally prepare the required documents or make sure they are delivered for signing at closing.

    If you are going through a mortgage lender, you have the right in the State of Kentucky to choose your own title company. Just give them our information or let us know who you are working with in our title request form so we can reach out to them and let them know your preference.

    Even a simple cash closing benefits from title company involvement. We can help prepare the necessary deed, prorate property taxes, and provide escrow services, like the payoff of a mortgage loan.

  • Miscellaneous Services

    Escrow Services

    We can act as an Escrow Agent on various transactions, even if a full title exam or closing is required.

    Deed Preparation

    We routinely prepare deeds for a variety of reasons, such as a simple cash closing, a love and affection deed between family members, and quit claim deeds.

    We can also prepare purchase money lien deeds in which the seller retains a mortgage, as the buyer works on paying full consideration. A purchase money lien deed works similarly to a land contract, which we can also prepare.

    Document Preparation

    Wright Title can prepare all the documents you may need for closing. We can prepare purchase contracts, deeds, mortgages, lien releases, settlement statements, Closing Disclosures, and anything else required for closing, such as a bill of sale or affidavits.

    Document Recording

    Post-closing, we will make sure that all the necessary documents are lodged for record with the County Clerk’s office. Once we’ve received recorded documents back, we will process for final title opinion letter or final title policy and send them to the appropriate party (i.e., deed to the purchaser and mortgage to the lender).

    Witness Closings – Notary Public

    We are also able to provide notarial services for witness closings, if you need someone where we are. Let us know how we can help.

  • 1031 Exchange

    Internal Revenue Code (IRC) 1031 provides for like-kind exchanges of real property to minimize taxes that are normally associated with the sale and purchase of real estate. Wright Title can help you coordinate with a Qualified Intermediary (QI) in the exchange.

    The Internal Revenue Service (IRS) has set up specific rules and guidelines surrounding these types of exchanges, and we will work with the QI to help you meet them.

  • Other Searches

    Uniform Commercial Code (UCC) Search

    We can perform UCC searches to see what personal property has a lien filed against it. Let us know if you need this service when requesting a title exam.

    Litigation Searches / Foreclosure Actions

    In addition to title exams for closings, we can also prepare general title opinions for actions to be filed in Kentucky courts.
